Potential educator homebuyer assistance

Two separate programs. Two different sets of rules.

Samantha Roach of Midland Federal can help educators review potential eligibility. Neither program is automatic, guaranteed or interchangeable, and they should not be assumed to be combinable.

Educator homebuyer FAQ

Questions teachers frequently ask

Is the Midland Federal $10,000 program the same as Hometown Heroes?

No. The Midland Federal grant and Florida Hometown Heroes are separate programs with different funding, eligibility, repayment and availability rules.

Is the Midland Federal assistance really forgivable?

It is presented as a potentially forgivable grant, subject to the program’s complete written requirements. Samantha should confirm the applicable forgiveness period, occupancy rules, repayment triggers and current availability before a buyer relies on it.

Does Hometown Heroes have to be repaid?

Hometown Heroes assistance is generally structured as a 0% deferred second mortgage. Repayment conditions apply, including certain sale, refinance, transfer, payoff or occupancy events. Current official terms control.

Can the Midland grant and Hometown Heroes be combined?

Do not assume they can be combined. A qualified loan officer must review the current program and loan rules for the individual transaction.

Does a teacher have to be a first-time homebuyer?

Requirements vary by program. Hometown Heroes generally has a first-time-buyer requirement with limited exceptions, while the separate Midland grant flyer states that first-time and repeat buyers may qualify. Current written requirements must be reviewed.

Can Janel or Lori guarantee which school serves a house?

No. School assignments, boundaries, capacities and transfer rules can change. Buyers must verify a specific address directly with the applicable district.

Do I have to use Samantha or Midland Federal to work with DW&Co.?

No. Buyers are free to choose their lender, settlement provider and other service professionals. Some programs may only be available through participating or offering lenders.
